Scenario - Wife passed away leaving husband in house too big. Husband (client for over 20 years) wanted to sell and downsize.
Result - With proper estate planning and real estate “know-how,” our client sold in two days at full fair market value – paid no income tax on over $700,000 of appreciation – we found a townhouse in a local neighborhood that he loves.
Scenario – Wonderful clients for over 20 years. Husband had severe dementia and wife had bad knees which no longer allowed her to navigate the stairs in their two-story home. Client wanted to move to one-story home in Leisure Village without upsetting her husband.
Result - Found perfect home and referred top-notch home modification expert to perform handicap access and remodeling to new home. Sold existing home and moved clients into new home seamlessly with no impact on husband. Client also used Prop. 90 and transferred the old home’s lower property tax basis to the new home allowing the client to continue paying a lesser property tax.
Scenario - Single person (a client of over 20 years) passed away in his long-time residence. His house (in need of repairs) needed to be sold quickly by the estate.
Result - We smartly marketed the property and negotiated an acceptable price to the estate that the prior “super-star” realtor was unable to do.
